Coldwell Banker spans the globe and the name is easily recognizable. This is probably because they've been around for over 100 years.

The commission split is only 50/50. Out of your 50%, they take 6% franchise fees, and fees for E&O insurance and CRM. You can work your way up to higher splits, based on sales, but that base is really high. For example, you have to make a minimum of $90,000 GCI to move from 50% to 60%. To get to 65%, you have to have $150,000 in GCI.
They also charge you for EVERYTHING...signs, (plus installation/removal), post cards, (advertising), photography, etc.

There are many other agencies that offer a better commission. Most start at 70/30, and when you reach a certain cap, the split is increased. Other agencies also pay for, or offer to co-pay, for business cards, signs, post cards, photography, etc.

The brand name is strong since it was established a long time ago. It's worldwide. Other than much, there is not much I like about Coldwell Banker.

Too many "tools", too few experienced staff to explain them. CB should have weekly in-person workshops on all the tools so that they can and will be used and optimized. The managers have favorites that they give leads and praise to, and ignore the rest pretty much. Very competitive environment, but should be a more supportive, cooperative environment. How to get more leads seems to be something they only share with their favorites.

Very expensive agency to be affiliated with, and not worth it in my opinion.

They could possibly use more training opportunities either online or onsite for this who may desire more reinforcement. It would be great to promote more agent collaboration as well.

Their marketing materials and training programs, office space, listing concierge, websites, and brochures are all top notch.

However, the broker supervisor seems to be bothered when he gets calls for questions about a transaction or when you ask for guidance. There is no support system, no feedback about handling compromising situations on a transaction.

I love the simple ease of CB desk where you can manage your marketing, listings and sales. Also love the supportive team from the office. Love the opportunity with networking with lenders, sponsors for meetings regularly. Would sometimes like more notice for events to attend. It’s sometimes hard to fit it all in! Great office overall though! Love love the marketing and Listing Conceirge!

I like the few people I have met. And the office accommodation is nice.

I do not like the typical charges that come with my affiliation to CB. If I worked with a smaller broker I could still get the same education opportunities by using the mortgage and title companies programs at no cost. And I certainly don’t like the extra steps required to do a transaction through my deal and my transactions. Plus I feel the working agreements with some vendors are suspect. Other than that it’s all good.

They fully equip us with cutting edge technology. Training is also always available, which is nice. Culture of professionalism at all times, I also love their reputation for integrity. I am always proud to be affiliated with CB at listing and networking appointments. I often find that my smoothest transactions occur when working with the professionalism of CB agents on the other side of the transaction.

Name brand recognition is great, but since I mainly focus with Buyers that is really not necessary to have name brand recognition.

The commission split is my biggest complaint. The leads program are not worthy of the split. The leads are not prequalified or even vetted appropriately. The director over the leads program is too arrogant and aggressive. He is constantly threatening to remove agents from the program. The majority of their benefits are for listing agents. Unless you are a successful listing agent, it is too expensive to be associated with coldwell banker.

I really appreciate the tools that are offered and the branding. I believe it has boosted my business tremendously. Communication and more new agent training would be an improvement they could make though. When you are brand new I feel like you should be able to reach out to managers and get responses without hesitation. They seem stretched thin and not enough availability. There should be more hiring of assistant managers for multiple offices. Not just one or two. Overall, I love working being brokered by Coldwell Banker. I have learned a lot and have been really successful within my first year.

The personal support and the marketing tools are unmatched. Do NOT believe the hype that virtual offices and virtual classes are better over actual office with people that care about you and can be located at any time for questions. They are on call!! 110% of all advise given to me has been spot on. In my 38 years as active agent been with every agency in town after recruiting me, CB is the only one that I continue to say “best decision ever”. I will be with CB till the end of my RE career.

Coldwell Banker is a very friendly, welcoming broker. They have great learning tools for new agents, somewhat clear onboarding instructions and offer a ton of classes so new agents can get as much information as possible. Coldwell is a great broker. They are number 1 for a reason. When you are shopping, just be sure to ask the manager how much time they spend with new agents or if their focus is more on existing agents. Likewise, if you're not concerned with manager interaction then I would highly recommend Coldwell Banker.

Its easy to get lost in the shuffle when a brokerage has a lot of agents, but the managers should try to stick with new agents to monitor their progress. I'm not saying they should hold their hands, but a little more attention to each new agent just until they get the ropes down, might help the cohesiveness between the agent and the brokerage.

The technology and commission plans are great. Support and coaching are an added value. Business model has been revamped to include profit share paid on each closing and not based on the profit, but a set 2% and then 1% for as long as you both are still there. Listing Concierge is a huge plus, marketing packages that the brokerage shares in the cost. Average cost is 250 and it includes photography, television exposure, targeting social media ads and more. Literally save almost 1,000 per listing. It’s not the same Coldwell Banker your parents used. They’ve combined the best from many different brokerages into their business model. If you want to get more listings you can’t go wrong at CB. Excellent technology and training.

That said, the transaction fee could definitely go. Not crazy about this on top of a franchise fee.

I like that the agents are helpful to newer agents. And I love the tools and training they provide. As an agent that isn’t new to Real Estate, this is my first time to belong to a large Brokerage. I feel like it’s a good fit and I’m learning so much from the agents that have been with CB for years. It’s been a very positive experience.

I like the cool logo, the well known market presence, and their good reputation.

I'd like to see more continuous training curriculum for agents especially new to a brokerage. Teach how to identify clients. How to grow a client base and how to secure a listing. Promote team atmosphere. So many agents act like New agents are trying to “eat their lunch”. Team effort promotes success for all.

Coldwell Banker help is always a phone call away. Last-minute showing assistance, floor time, flexible hours to access office space is all a positive.

CB needs to provide further education hours to make it less hectic when agents are operating on the renewal of license.

Our office is small with only 90 agents, and at any time of need, they are all willing to help each other. Our broker picks up the phone day or night when we call. There are always people in the marketing to IT to coaching to assist you on meeting and beating your goals and expectations.

I would like to see a lower cap and have a limit of dollars for international. At my last office they capped the International royalties at $3000.

The staff and other agents are very helpful and hands on with new agents! The trainings and coaching Coldwell offers is beyond expectations!

I personally haven’t had any issues or any complaints with the office I’m at. Coldwell Banker Reality is the place to be! I shopped around a lot and no one offered the training or percentages they offer! When I walked into Coldwell Banker Realty I felt a sense of comfort that I didn’t feel at any other office, and I know I made the right decision by choosing Coldwell Banker Realty!

I don't like much, they offer what everyone else offers but they just charge you way more for it. That’s on top of the 30% split they take from every commission. They take 30% and then ask for $150 a month for desk fees and other things. Don’t go to a big box broker, too expensive.

Best company in 16 years I have worked for . They are great to their agents. Free continuing education, and they provide good tools to work with. Everything is great I cannot think of anything that needs improving. My location is great at assisting each other too. Love the friendly environment, but research your office location first. It can vary!

I appreciate the excellent training, a well known name in the industry, reputation for the importance of service, not dollar signs, and the reasonable monthly fee.

They need to work on the realization that the industry is heading towards transaction based commissions and CB needs to catch up. As a corporation keeping the agents well being front and center is paramount.

I really enjoy being part of their brokerage. I like that they have a listing concierge and presentation, it is all very helpful. They are a very well known brokerage, and there are offices all over town. The commission split is also very phenomenal, and they really do provide you with all the sources you need. I wouldn't recommend this brokerage to new agents, only because they really don't offer great training. Their training classes are external from the brokerage, and there's not much coaching for new agents. It's a good place for experienced agents.

They are very lenient when it comes to part-time agents. Most brokerages don't allow part-time, but Coldwell Banker is very flexible and supportive to agents like me. They offer really great support, training, resources, marketing tools, technology, software, and have a really friendly environment. I think it a very good brokerage for agents to start their real estate career, especially because their name recognition brings in a lot of traffic.

Coldwell Banker has great training, awesome broker and reputation of integrity and competence. There was bonding between agents and always someone to ask for help. However I didn’t get a donation promised by a colleague on a personal rental. I also was not paid by the owners on a couple of leases to be totally transparent. No fault of the company’s. Just a fact.

The largest room is always improvement but I have no suggestions or complaints against Coldwell Banker.

I appreciated the compliance checks to insure quality control.

Their lead generation could be a little more robust . For example, to include preapproval indications, first time home buyer, ,etc …. More detailed information.

I originally went to Coldwell Banker because of a family member who is in real estate. I enjoy the programs that they offer. Make sure you understand all the programs offered inside and out - they could really help you! I get 95.5% over 250k in production and pay about $189 in fees per month.

It's a great brokerage. They have a lot of learning opportunities and systems to assist their new and senior agents. I think it is a really good brokerage for new agents to join because it is one of the biggest brokerages, and they have all kinds of departments for different areas in real estate. They have a department for rentals, apartment locating, property management, and all kinds of real estate opportunities.

They take too much money. There are too many desk fees, they give you a shitty return on work that you do, there's no way of moving up on your residual and no type of retirement program. The broker that I had was great and knowledgeable. but when it comes to it, they are not a broker centric agency anymore, but more of an agent-centric company. So brokerages aren't doing business because of the name, they are doing it businesses because of you, and what you can do for them.

Great training. Great instructors. Friendly environment. You can call any one for help even the President of the company wants to know you personally and wants to help.

What are some things to improve upon?
As a new agent, I wish I can get leads from my office; but I am given floor time to be able to receive calls or customer walking in the office.

I would like to invite new agents to join Coldwell Banker because Real Estate is not easy if you don't get good education, advertisement, help to develop your brand! Coldwell Banker Brokerage is THE # 1 to give you all the tools to succeed.

There is training provided every week onsite, that way, us agents can get the experience and speak to people to get a feel of everything. They also provide us phone time to get leads. Most agencies don't give you that opportunity. Our brokerage is very well known, and the best part of that is that we are able to transfer referrals out of state. Definitely a great brokerage.

They have a great team. I just left there because of a family situation. For me, the commission split needs to be where I want it to be. They go by volume, and since I was out taking care of my brother, my volume went down.  I wasn't able to produce like I normally do. And then the commission split was lower. For me, doing real estate for 19 plus yrs, I just don't feel I should be getting a 70-30 split.

The best part is their platform. I really like their CRM. Every agency has transaction fees, and I totally understand that. I do think the commission splits were fair. They offer free internal and external trainings. They don't really provide leads unless you sit in and people call in the office while you're there. I did that for 6 months just to get started.

I have been working for them for a long time, I have not experienced anything that's bad. But the good thing about working for this brokerage is that they have a lot of education opportunities to make sure you stay on top of any new rules and regulations. They also have new practices to make sure you know exactly the best way to deal with your clients. They put you in front of a lot of vendors, title companies, inspectors, just to make sure you have wide options to offer to your clients and make sure they are treated the best. With everything that they offer to me and the opportunities, I totally think that it pays for itself.

The local reputation in Minneapolis is great. Everyone has good things to say about the Coldwell Banker brand.

The training given to new agents wasn't extensive. And when you are just getting started, there are so many tools it is overwhelming. I am sure the tools are more useful if you have been in real estate for years but when you are new it is just too much.

I originally joined Coldwell Banker because of the prestige the organization has. I enjoy the hands-on training, and online training you can access 24 hours a day. The fees could always be lower. One thing they do well is teach you how to market yourself. Commission splits and fees are negotiable.

I'm was with Coldwell Banker for 7 years. My volume sold per year was over $2 million. The reason I left was that many promises were made but not fulfilled. I've been getting my own deals and it doesn't make me busy enough. There were no leads and no support.

It offers the furnishings of a traditional firm: strong brand recognition, elaborate support & systems, and in-house training opportunities at all levels. Coldwell Banker is a name that’s bound to open many doors, particularly for new agents.

Splits are low, but as a new agent, you get the chance to hang your real estate license with an established brand with plenty of top-producing offices around the country. History of Coldwell Banker


The company was founded in 1906 by Colbert Coldwell, following the San Francisco earthquake. It’s still regarded as the most severe quake ever to hit the US. Many families sold their properties to unscrupulous associates – who made a killing by reselling them. Coldwell based his new company on the pillars of honesty and integrity. His drive was to help in the rebuilding effort.

In 1913, Banker joined the venture as a salesman. One year later, they formed the Coldwell Banker partnership, which lasted until the company became a privately held corporation in 1961. 

Coldwell passed away at age 84 in 1967, having never quit or retired. In 1968, CB went public.

Today, NRT LLC owns and runs Coldwell Banker. It’s a subsidiary of Realogy Holdings that has other famous franchises under its umbrella, including Century 21, Sotheby’s, Better Homes, and more.

FAQs

CB follows the dependent brokerage model with splits ranging from 55/45 to 60/40. There is a 5% franchise fee off the top of the gross commission.

For instance, if an agent earns $20,000 in commissions, the franchise fee is $1,000. The remaining $19,000 is shared between the franchisee and the agent. 

After earning more than $100,000 in commissions, the agent will only pay a franchise fee of 6% for the additional sum at a 100% split.
