I like the support I have from my DM, broker and CEO as well as support staff. I truly feel that Fathom cares about those that work for them and believe that they want us to succeed. I was thrilled and honored that my DM took the time to put a sign of recognition in my front yard!

The other agents are willing to help when you can't get ahold of your office manager . I'm glad that we have a list of agents that I can randomly call and ask for assistance

Having your Broker manager contact you back in a timely manner. I only call when I truly need assistance

Great support, technology, and an amazing family atmosphere… oh and you can’t beat the splits with no monthly fee. I have everything I’d want in a brokerage. I’ve never been happier since switching to fathom.

They are upfront with their fees. Support has been great and responsive. You'll always get a response or help when you ask. Introduction must do's when starting with Fathom. Such as setting up websites, CRM and transaction uploads.

Fathom offers all of the tools at a fraction of the fees other brokerages charge. You'll get all the training you need at all times.

I love that Fathom believes that agents should be able to put their commission where it should go, back into their businesses. I love the no commission split model.

I don’t have anything to add as far as improvements, because it’s been the best of the 3 brokerages I’ve been with. Fathom has all the resources the other brokerages that take a split has. Don’t be fooled into thinking you pay more to get more.

I love that Fathom is agent centered and based on the principle of service. The leadership is innovative and available to help you grow and develop your business. With the way Fathom is structured, you are able to invest more of your money into your own business!

Fathom is continually growing and adding new divisions and a way to help clients with a one-stop-shop. As this develops more, it will be a great asset!

I like the ability to be me without the micromanagement. I also like the fees and support. I really like the atmosphere and the not trying to put people down for not knowing a problem.

I would like to see some video trainings on Intelliagent. I think it is a great platform but takes some getting used to when adding certain documents and commission splits.

I would say after several years in real estate and several brokerages this is by far the best. The flexibility you have as an agent and what is provided to the agents is amazing.

Fathom Realty has a welcoming and professional environment. The training is comparable if not better than another well know brokerage. You keep more of your commission due to a flat fee.

It would be nice to have an office to go into but it is worth the sacrifice for keeping more of your earnings especially since 95% of the job is done away from an office.

I have been with 2 other larger brokerages since 2003. Fathom has been the best one. The training and mentorship is top notch.

I love the low transaction fees, the value of the Fathom leaders, the feeling of family across all the Fathom agents.

Fathom Accounting is typically slow to respond and once you have submitted a property in IA you can’t change things. Closing dates are constantly changing and it makes it difficult to have to get in touch with someone to try to fix the problem.

I absolutely love Fathom and am so thankful I made the switch when I did. I’ve made so much more money under Fathom’s structure and I truly love the people!

The brokerage fees are fair and I appreciate that. This is the primary (maybe only) reason I am with fathom.

I’ve never felt like my broker was welcoming or even cared if I was on his team. Other brokerages reach out to me constantly.

Christian values, available classes and reasonable fees. Mentoring program is good for new agents but needs to be on a better schedule not only when the mentor has time.

But the mentoring program is too slow. It’s been 3 months and we are only in week 6. Trying to find leads when you are new isn’t easy unless you pay a service thousands of dollars. Most agents that are new have already spent a lot of money and don’t have the resources to pay more for leads.

Agents benefit from a higher income allowing them to invest more money into growing their business. Fasten allows agents to be agents. It is as if every agent has their own business while they have a great support system. I highly suggest any agent look into Fathom before they make a decision on who will be their broker. They won’t be disappointed

Fathom has been growing so fast that sometimes there aren’t enough meetings to keep us all informed. With Covid, Fathom has done a great job of putting everything online and available ASAP. Growing pains for companies as they expand is always a little tricky, but in my opinion Fathom has done a great job of keeping service number one.

Being a successful agent depends on having a great support system. Fathom offers that and more! The overall idea that service is the key is what makes Fathom work like a well oiled machine.

Fathom offers me the autonomy to work and grow organically and at my own pace. It offers multiple ways to earn through mentoring, referring and stock grants. I love a virtual agency and the lack of overhead and the brokerage split is second to none. Oh, and it is the only brokerage I am aware of that has biblical sensibilities and scripture on it’s website. That’s important to me.

No monthly fees, no split … just a small transaction fee that gets smaller after 12 transactions. Winner winner, chicken dinner! Have never had a more uplifting experience with any brokerage.

I like Fathom Realty because some is always there to answer questions. I was sick with COVID and went into the hospital to fight for my life and my Broker JR took over my listing for me. He didn’t expect anything in return but for me to get better and back to work. That shows me that we are family here at Fathom. I want to be part of a company that really cares.

Right off the top of my head I don't know what to improve on. Maybe if we did have an office in Fort Worth, but really I rarely would probably still not go into the office.

The great thing about Fathom is there really are no splits you pay $475 a transaction after 11 transactions you cap out. They also offer stock in the company. After three years you are vested. It’s really a great place to be!

I have never had a bad experience with another Fathom agent, always find agents willing to help, quick responses from upper management (Michael and JR) whenever I am stick in a pickle. Fair fee structure. I’ve worked with multiple other brokers and Fathom wants to grow, but help their agents quality of life along the way. Feels like we all win.

IA - I wish you could just upload one document, so one file that usually includes your contract, third-party financing addendum, HOA addendum, etc. Instead, you have to upload this document repeatedly instead of just uploading it once and maybe having the option to select multiple documents at that time. Hope that makes sense

I like the price and the commission percentage. Website & advanced technology and access to David Knox classes.

Things to improve: Have a legal attorney hired to quickly answer legal questions. Have local offices to work and meet with others. Normally I do not receive a quick reply to my emails and I have to call or send SMS to remember and normally I don't get action on what is said.

Need Quicker turn around in Backsgent. It should not take months to close a file.

So far so good! Everything has been a positive experience. The agent support desk has been extremely helpful.

Maybe having agendas prior to meetings. Give us an opportunity to think about the topic, our experiences and provide best business practices and determine if there needs to be modifications. A Houston office😊!

I love the Integrity of our CEO Josh Harley, our senior management team, and our agents. We also have one of the best brokers JR Russell here in Texas that I have had the privilege to work with.

Things I like: The culture. The compensation plan including the stock options. The training. The ability to build and market my personal brand. That I am allowed to have a second market affiliation in Houston. The top leaders in the company that I respect and trust.

The only concern that I have is that at the rate of growth of our new agents joining Fathom we do not have the same growth in District Leadership and Agent Support Staff.

I am truly glad that I made the move to Fathom Realty 3 years ago and believe they will be my Broker for many years to come!

I like several things about Fathom. The commission structure. The technology that is provided. Also agent services and being able to call at anytime for questions

Fathom could improve upon training. Local agent meet ups so we can help each other if someone is out of town etc. Being able to have the broker join mlss that we can work in. For example I work In New Braunfels and also own a beach house and frequent Port Aransas. I would like the opportunity to join the board/mls there.

I like EVERYTHING about Fathom Realty. Low transaction fees & NO other fees, top technology, great work environment, highly ethical, great training opportunities, and more. I moved from a large brokerage 5 years ago and this was a fantastic decision. I can work how I want to work. Fathom is happy if you sell 500 houses a year or 5 and there isn't any pressure. You run your business how you want to run it.

Fathom strives to make changes that help the agent so if/when there is something that might need to be improved upon, any agent can request. CEO, Josh Harley, is open to any suggestions that would improve the company. Your voice is heard!

Fathom is a great company with high ethical standards. This is a basis of the brokerage. So, if you strive to be your best and treat others with respect, this is the place for you.

I love that FATHOM lets me be independent but, not on my own. IA is fabulous and super user friendly. Dixie Lyon has been so instrumental in helping me with my business. She is always available to answer calls and her advice is so valuable to me.

I can only think of one tiny thing and that’s sometimes CDA’s do not get sent to title. It might be a glitch in IA…not sure.

FATHOM has been a game changer for me. It has simplified my business in several ways. ..flat fee for transactions, awesome broker support and great technology.

I like the great training and support from my broker and the favorable commission structure. I like to get paid at closing. I like the freedom to serve my clients without pressure. I like the many great tools for training and support that are available. It is a great brokerage to learn the business and grow to serve clients for the long term.

IA transaction platform needs some work with bugs and such. Also the brokerage should have a path for retirement or residual income opportunities for senior agent. It is a great brokerage with good leadership that is constantly looking for ways to enhance the agent experience.

Fathom backs up their philosophy of servant leadership with their communication, training, stock incentives, administrative and accounting troubleshooting team, and hiring great executive leadership to handle the fast-paced growth. The tight-knit family culture among Agents, Directors, and the Executive team is genuine here. Everything is done to help the agents be successful and to keep the company diversified in areas that will be self-sustaining for the long-term future.

As we’ve grown, we need to find better forums that are productive for sharing ideas and solving problems rather than Facebook groups. There are some pretty tricky situations with legal ramifications discussed and often senior agents and Directors are monitoring discussions and redirecting agents to discuss with their District Directors. I know we are adding more District Directors and as we’ve grown, it seems we may need to add a few more support staff to Agent Services and Accounting as well, mainly due to delays in responses.

This is my 4th brokerage to work under in 7 years and it has been the best move I’ve made in this career. I feel like I can run my own business, but get support when needed. The financial part of the stock incentives and generous commission splits, plus health insurance availability is a reason to make this a long-term stay in my career.

I like the flat fee platform that allows you to take home more of your earnings. I also like that we can get support anytime and a vast amount of online resources to help you grow your business.

The area that I have the most terrible experience with is the accounting department. I don't think I have had one CDA that had been accurate.

This company is growing and as such there will be growing pains, however, The leadership is committed to making this a great place for all.

I love the autonomy I have and the support I get when I need it. The culture of the company is consistent with my values.

I'd like to have a resouce to handle setting up KVCore features for me and customizing my website. I would expect to pay for that service. I don't take advantage of a lot of Fathom offers in technology because of the investment of time it would take from me. This is the first Brokerage I've associated with that is genuinely focused on making agents successful. Many brokers give that lip service. Fathom actually delivers.

First, Fathom has Company Integrity. Secondly, it’s an agent centric brokerage, with the excellence in support in building a business. They do not have their hands in your pocket. In fact, They provide business tools for little to no cost to the agent. This provides the agent more dollars to market and run their business.

As difficult as it can be to stay on top of a moving target, I would like more training in current markets as to how to operating on the cutting of the edge and win clients and contracts.

Real Estate is a business, and if agents are concerned and concerned concentrating only on closing deals then it will always be the next deal instead of a reliable income over time. With other brokerages, I found that I had to feed them first and if you were not a hit producing agent then you got lost and left behind. The brokerage still wanted their huge base though. The tools were never great. Fathom has bridged all those gaps at a nominal fee if any.

no meetings ! well, very few anyway. no floor time . excellent broker support. excellent commission structure.

agent services seems a bit overwhelmed at times - I get the feeling fathom has outgrown some of the support systems. I am an independent contractor and fathom gives me the opportunity to be truly independent

I love the people and the support. I just love all the positivity. They keep their eyes open to change and future growth. The directors are quick to respond and supportive. Great advisors for sure. I love the stock option more incentives to have another stream. And finally being a mentor, my prior career I was a trainer...which I love and watch the lights click for newbies...

I know there are lots of ways to learn. I would love to have in person training in KV Core, IA, etc... I get all of it, but even if we make it a time to gather and break into small groups, would be awesome. Watching a zoom is ok, but not ideal. I understand with Covid...but would love to see that developed. I felt that I had outgrown my previous broker, I learned a lot and they were great for when I started, but I feel like at Fathom I can continue to grow and expand which is great.

Fathom Realty Commission Splits & Fees

pexels-karolina-grabowska-4386373Fathom Realty offers a simple solution to commission splits and fees. Agents get 100% of the commission and instead pay Fathom Realty a $450 transaction fee on the first twelve sales. After an agent hits the CAP they only pay a $99 transaction fee. There are no monthly fees. Fathom Realty also does not require any desk or franchise fees. Spouses working here get the benefit of being treated as one, which means they incur the fees of only one person and not for each individual, the same goes for meeting their CAP. Agents can also join a team and earn with others at Fathom Realty.

Fathom Realty Gives Back 

Giving back is a cornerstone of the culture at Fathom Realty. This is evident in their programs they have created to give back to their agents. They offer 3 programs: 

  • Fathom Scholarship Fund is a special scholarship fund for the children and grandchildren of Fathom Realty agents. The funds can be used towards trade school or college.

Training with Fathom Realty

Agents can receive training at the national level through webinars and virtual meetings with topics ranging from social media to real estate business. There are also over 150 training videos for agents to see on-demand whenever it works for their schedule. In addition to the online options, agents can utilize the local real estate training options taught by industry leaders in person. Topics can include marketing, social media, business management, contracts, and more. 

If an agent is looking for more hands-on training they can choose to use the F.A.S.T. Mentor Program where they work with a mentor one-on-one in the field to help build their business in their first year. If they are a more experienced agent, but still looking to take their business to the next level Fathom Realty offers agent coaching. The agent will receive one-on-one coaching to help build their business and referrals while maximizing their marketing efforts.  

FAQs

The team leader has a transaction fee of $450 on the first 12 sales. Once the leader has hit the CAP they have a transaction fee of $99 that is only charged if no team member is on the deal. They have no monthly fee, and an $85 per lease fee that is only charged is no team member is on the deal. There is a $500 annual fee charged on the first transaction of the year. 

Members of the team have the same structure with a few variations. They only pay the $450 transaction fee on the first 2 sales, and always have the $99 transaction fee after the CAP. They also always incur the $85 per lease. Both the team leader and members also have a 10% commercial transaction fee taken before the team split. 

Leases, commercial, and referrals do not count towards members or leaders cap.

In addition to the $450 for the first 12 transactions, and $99 once they hit their CAP, all agents pay a $500 annual fee charged on their first transaction of the year. They pay $85 for each closed lease, which does not count towards their CAP. There is a $95 fee on all incoming referrals that are from a non-fathom agent. The referral fees do not count towards the agents CAP, but they pay no fees on referrals to other fathom agents.
