Wow, terrible experience. Bullying at its finest from their DD and State Attorney. Reached out to other agents/ brokerages trying to ruin my character. I wasn't going to say anything, but if you are looking for an agency that bullies you for asking for help this is the one. Very distasteful and unethical. I have nothing Bad to say about the CEO I think he is awesome, he should really do some inventory on DD's and the level of unprofessionalism that was allowed. Being honest is imperative, but when adults go out of their way to make someone look bad is very questionable, and unprofessional especially when you aren't telling the truth. It's scary that adults would do something like this to other adults.

Professionalism. Honesty, Morals, Integrity. These things are very important especially if you are quoting Bible Verses. Jesus would not treat anyone the way that this company treated me and I am sure other agents.

Their simple to use back office IntelliAgent was a breeze & made submitting documents very easy. They are very hands-off, allowing you to run your business as you see fit.

Fathom desperately needs to up their agent support & the accounting department should be better staffed. It was always difficult to reach my broker & often it took multiple attempts at reaching out & would be days before I heard back.

I was involved in an unfortunate incident with a client & he reached out to my broker directly. Rather than ask questions & get the full story, Fathom chose to terminate my sponsorship resulting in an automatic TREC investigation. Additionally, I still have three outstanding transactions that I've been trying to get paid on for months. I received notification of my termination on July 12 & as of the date of this review, October 20, I have yet to be paid. I've been asked three times to submit the same paperwork & each time I complied within a matter of days. While still on board, getting CDA's in a timely manner was also an issue. The flat fee is great, but it comes at a price.

Anything positive to say about Fathom Realty is trumped by their incredibly unethical management staff.

Where do I begin? WATCH OUT for management at Fathom Realty. They do not care about their realtors at all. They'll tell you one thing then do something else. My own broker and supervisor filed a DBPR complaint against me that was entirely based on hearsay then let go of me rather than hear my side. They're now withholding my commission that I earned from my time there. They then called me to "ask" me to take my negative reviews down, essentially holding my owed commission as collateral. They're just a shady, unethical, and immoral company. They won't stay in business for long.

If you are hands off, and don't like receiving support/training, then Fathom is for you. There is honestly very little positive things to say about this company.

I was led to believe that Fathom was a great company by a friend of mine. When I started working there, they offered no traning and the opposite of support. In fact, they took the words of a former client of mine that I cut ties with (obvious tension) and falsely reported me to the DBPR.

My own broker reported a false DBPR complaint against me while taking the words of a former client stating that I failed to pay over the words and facts of their own realtor. Additionally, the director of our division scrutinized me on a Facebook group page. They say tu praise in public, criticize in private. This company does the exact opposite. They DO NOT HAVE THEIR REALTOR'S BACKS. I was also told on thing, then when it came down to legal liability to over their owns behinds, I was told something else. Untrustworthy company. STAY AWAY FROM FATHOM REALTY!

UPDATE: They are withholding my earned commissions from me since the DBPR complaint was filed which is ILLEGAL. The broker called me last week asking "a favor". He asked me to remove the reviews, as opposed to giving a valid response/explanation for them. Very shady!

Fathom supports its agents without being too heavy handed. Questions are answered both large and small. Easy access to not just your own district director, but all the way up the chain if needed. Obviously, there are huge financial rewards to working as an agent with Fathom, as you get to keep most of your money. like, but they also encourage you to do so and help you in any way that you need. In my opinion, they succeed in every way which is why I’m here.

I like the family feel you get with fathom. I’ve found the group Facebook pages to be helpful as well. Agents seem willing to help one another out, so it was a good move for me. Initial training could use some work, it was a little confusing at first.

Resources are a big thing for me, and Fathom knows how to educate their agents right at the agents finger tips. There is never a time where I can’t go onto to wiki and get educated. Another thing I like about Fathom is that they allow their agents to work independently giving them an option to join a team. The account services department needs to improve with their customer service though.

Excellent leadership that cares about the agents is what you'll get at Fathom. It's also a team that does not micro manage. Leadership committed to investing in agents and always improving is also a pro that you'll come to find. They could incorporate more easy to use technology, but I think that is everyone. Leadership is actively and currently working to give agents the best technology possible.

I recommend Fathom to any agent. Experienced or new; it is probably a great fit for what you are looking for.

The high percentage of Commissions paid for all and the low transaction fees are great. All the training made available is also nice. Communication with district director and ability to work both sides of a transaction would be good improvements.

I love the Fathom culture! Everyone at Fathom is very companionate and caring. The CEO is amazing and is always improving and growing the company everyday. They truly care about their agents. Fathom is constantly making improvements and keeping up with technology. Best move I ever made was taking a chance in Fathom when they were new. Great technology and education and I get to take home more money and stock options.

There is always an available broker to answer questions. There is a really great social media community where fellow agents can go to ask questions, get advice etc... the networking amongst fellow Fathom agents is very helpful. Great company to work for-the commission plan is fantastic and the leadership at Fathom is servant minded. I really appreciate that about the company.

However, the Team structure could be a little better. Some teams are really great, but other teams are lacking in support and training. Some agents on the social media forum can be snarky and even rude to other agents. I think the leadership at Fathom could do a better job encouraging a more positive space to help newer, less experienced-agents and encourage them rather than use it as an opportunity to try to show their “superiority.”

It's a great brokerage for someone looking to hang their license. I joined because I was working as an assistant for an agent. I've never been to the office nor met anyone. I will be moving my license to another broker next week.

Since Covid things have changed. Moving forward I think it would be very beneficial to involve agents in more. There's one agent I know who was recently licensed, very green, had no idea what she was doing. She is a lawsuit waiting to happen. New agents need training. I don't believe in the mentor program for training.

The resources available are great, plus you can get connected to other Realtors out of state also. The platform provides opportunities to also invest and have an extra referral income. Fathom Realty has many resources available to get your career going for either new or experienced Realtors.

Realtors sometimes need to have a conversation to discuss issues related to a transaction, it will be more convenient if that can be facilitated.

While the inner departments are limited and disjointed, they are professional and are eager to assist even when the result ends in no resolve.

Departments are disconnected and "Caring" for agents is far from the truth. If you are looking to grow your business as an entrepreneur, Independent Contractor then this Agency is not for you. The chosen Brokers (can only speak for Tennessee) are more interested in the number of designations behind their names than building real relationships. Beware and don't be fooled. I trusted and we wheeled in with the marketing and charm but it fades quickly. Trying to get a timely response or urgency regarding commission payout is impossible. Please Please beware.

Fathom Realty is an exceptional brokerage in which to be in business with. From the top down this brokerage embodies integrity, service, & knowledge. The support & knowledge from the directors are phenomenal!

To be fair though, they need to fix the technology (branded public -facing app) but they are working on it! Give it a try.

With Fathom, I feel more like a family member than a number. Love the sense of belongingness and care they bring to their agents. The technology, support & competitive commission plan is on point too.

I think they're working on this, but I'd like to see the KvCore replacement offer all services and options for a single flat fee (or just included as part of the "free" package. Perhaps it's cost prohibitive, but I think the overall value gained would be there.

I love being a part of Fathom Realty. I am in the D/FW market and we have tons of support, meetings and a wonderful broker when needed. I was with a big name company for 8 years prior to moving to Fathom and kick myself everday that I didn't move over sooner. My clients are loving it too...they get all of the bells and whistles I had with my prior broker. If you are a Realtor and thinking of moving over I say...jump on it, the waters fine.
I am being asked a % of transaction and fees does Fathom charge. Fathom charges NO monthly fees. They currently charge in Tx a flat fee of $450 for the first 12 transactions and $99 for any transaction after that. I do about 25-30 transactions a year and saved about $17K my first year from my prior broker.

I wanted more interaction with agents, so once I joined Fathom I set up a monthly round table with other producing Fathom agents in my area. I love it.

I’ve worked for several major companies in Dallas and Fathom provides the best service both in their managers as well as back office support that I’ve experienced. They truly care about their agents and make sure we have everything we need to be successful and happy. They also cultivate a culture of giving back to the community. I can’t say enough great things about Fathom!

We do have many opportunities to interact face-to-face but because were spread out over such a wide geographical area it can be tricky. It would be nice to see fellow agents face to face again coming out of this pandemic.

I don’t believe you would find a better company or better support to grow your business then you will find here at Fathom. Their fees are so low that it allows you to reinvest in your business and become the best agent you can be and the managers and CEO and right there if you ever need to talk to someone or ask questions. I’ve never had to chase anyone down like at my former companies when you need advice.

I like that Fathom Realty has lots of people to reach out to. Fathom has so many avenues for education, question/answers/etc. Fathom is sitting on mass potential with all their connections in lending, insurance, etc.

I think the only thing to improve upon would be our directors ability to approve or do certain things. Unfortunately, in real estate lenders, Title, etc ask for things last minute and to go through agent services can take longer than desired to get something done.

Fathom has really catered to YOU. You can come to this company and really be an individual in this business. I don’t feel like just another agent or like everything was about recruiting me for numbers sake. There is so much support (if you choose to accept it) that I feel valued here.

My managing broker is VERY responsive all hours of the day. I don't think I have waited more than 20 minutes for a response on any questions I may have. Fathom has also literally thought of everything possible to make an agents life easier. There are so many user friendly software programs available for free. Other lead generation programs are available at a discounted rate.
Since the commission structure is so generous and clearly defined I don't feel as pressured to sell a ton of homes just to make ends meet. This has benefited my clients because I'm now able to give them more individualized attention. There is not a huge emphasis on recruiting other agents to make money which is the way it should be.

The only trade off from a brokerage where you work from home rather than a physical office is you don't experience the day to day camaderie with other agents in the office. For a new agent this might be a challenge as you learn so much just by being in the physical presence of other more seasoned agents. Since Fathom is not a big presence in my market area yet, I spend more energy finding leads than when I was with a brokerage with more market share.

Best for more seasoned agents looking for a no-nonsense commission structure.

The low transaction fees are great. Stock shares are a great thing as well. The directors are knowledgeable and available. CRM and IntelliAgent could use some upgrades to be a bit more user friendly. Maybe a note section from the agent to compliance. Great company to work for.

They are upfront with their fees. Support has been great and responsive. You'll always get a response or help when you ask. Introduction must do's when starting with Fathom. Such as setting up websites, CRM and transaction uploads.

Fathom offers all of the tools at a fraction of the fees other brokerages charge. You'll get all the training you need at all times.

I don’t have anything to add as far as improvements, because it’s been the best of the 3 brokerages I’ve been with. Fathom has all the resources the other brokerages that take a split has. Don’t be fooled into thinking you pay more to get more.

I like the ability to be me without the micromanagement. I also like the fees and support. I really like the atmosphere and the not trying to put people down for not knowing a problem.

I would like to see some video trainings on Intelliagent. I think it is a great platform but takes some getting used to when adding certain documents and commission splits.

I would say after several years in real estate and several brokerages this is by far the best. The flexibility you have as an agent and what is provided to the agents is amazing.

Fathom Realty has a welcoming and professional environment. The training is comparable if not better than another well know brokerage. You keep more of your commission due to a flat fee.

It would be nice to have an office to go into but it is worth the sacrifice for keeping more of your earnings especially since 95% of the job is done away from an office.

I have been with 2 other larger brokerages since 2003. Fathom has been the best one. The training and mentorship is top notch.

I love the low transaction fees, the value of the Fathom leaders, the feeling of family across all the Fathom agents.

Fathom Accounting is typically slow to respond and once you have submitted a property in IA you can’t change things. Closing dates are constantly changing and it makes it difficult to have to get in touch with someone to try to fix the problem.

I absolutely love Fathom and am so thankful I made the switch when I did. I’ve made so much more money under Fathom’s structure and I truly love the people!

Christian values, available classes and reasonable fees. Mentoring program is good for new agents but needs to be on a better schedule not only when the mentor has time.

But the mentoring program is too slow. It’s been 3 months and we are only in week 6. Trying to find leads when you are new isn’t easy unless you pay a service thousands of dollars. Most agents that are new have already spent a lot of money and don’t have the resources to pay more for leads.

Fasten allows agents to be agents. It is as if every agent has their own business while they have a great support system. I highly suggest any agent look into Fathom before they make a decision on who will be their broker. They won’t be disappointed

Fathom has been growing so fast that sometimes there aren’t enough meetings to keep us all informed. With Covid, Fathom has done a great job of putting everything online and available ASAP. Growing pains for companies as they expand is always a little tricky, but in my opinion Fathom has done a great job of keeping service number one.

Being a successful agent depends on having a great support system. Fathom offers that and more! The overall idea that service is the key is what makes Fathom work like a well oiled machine.

Fathom offers me the autonomy to work and grow organically and at my own pace. It offers multiple ways to earn through mentoring, referring and stock grants. I love a virtual agency and the lack of overhead and the brokerage split is second to none. Oh, and it is the only brokerage I am aware of that has biblical sensibilities and scripture on it’s website. That’s important to me.

No monthly fees, no split … just a small transaction fee that gets smaller after 12 transactions. Winner winner, chicken dinner! Have never had a more uplifting experience with any brokerage.

I like Fathom Realty because some is always there to answer questions. I was sick with COVID and went into the hospital to fight for my life and my Broker JR took over my listing for me. He didn’t expect anything in return but for me to get better and back to work. That shows me that we are family here at Fathom. I want to be part of a company that really cares.

Right off the top of my head I don't know what to improve on. Maybe if we did have an office in Fort Worth, but really I rarely would probably still not go into the office.

The great thing about Fathom is there really are no splits you pay $475 a transaction after 11 transactions you cap out. They also offer stock in the company. After three years you are vested. It’s really a great place to be!

I have never had a bad experience with another Fathom agent, always find agents willing to help, quick responses from upper management (Michael and JR) whenever I am stick in a pickle. Fair fee structure. I’ve worked with multiple other brokers and Fathom wants to grow, but help their agents quality of life along the way. Feels like we all win.

IA - I wish you could just upload one document, so one file that usually includes your contract, third-party financing addendum, HOA addendum, etc. Instead, you have to upload this document repeatedly instead of just uploading it once and maybe having the option to select multiple documents at that time. Hope that makes sense

I like the price and the commission percentage. Website & advanced technology and access to David Knox classes.

Things to improve: Have a legal attorney hired to quickly answer legal questions. Have local offices to work and meet with others. Normally I do not receive a quick reply to my emails and I have to call or send SMS to remember and normally I don't get action on what is said.

Things I like: The culture. The compensation plan including the stock options. The training. The ability to build and market my personal brand. That I am allowed to have a second market affiliation in Houston. The top leaders in the company that I respect and trust.

The only concern that I have is that at the rate of growth of our new agents joining Fathom we do not have the same growth in District Leadership and Agent Support Staff.

I am truly glad that I made the move to Fathom Realty 3 years ago and believe they will be my Broker for many years to come!

I like several things about Fathom. The commission structure. The technology that is provided. Also agent services and being able to call at anytime for questions

Fathom could improve upon training. Local agent meet ups so we can help each other if someone is out of town etc. Being able to have the broker join mlss that we can work in. For example I work In New Braunfels and also own a beach house and frequent Port Aransas. I would like the opportunity to join the board/mls there.

They do charge you lower fees than other brokerages. They refuse to patch their system and want me to enter false data so that I can be paid.

I'm owed around 900.00 since January and Broker refuses to pay me unless I misrepresent the transaction data. I'm still considering my legal options. I presented 4 invoices for payment and the internet platform they use does not have appropriate entry choices. They refuse to patch their system and want me to enter false data so that I can be paid. TREC refuses to intervene in commission disputes so I will most likely have to file in a small claims court for relief

I like EVERYTHING about Fathom Realty. Low transaction fees & NO other fees, top technology, great work environment, highly ethical, great training opportunities, and more. I moved from a large brokerage 5 years ago and this was a fantastic decision. I can work how I want to work. Fathom is happy if you sell 500 houses a year or 5 and there isn't any pressure. You run your business how you want to run it.

I love that it feels like one big family at Fathom. Our broker is very involved and our district directors are always available to us. Agents often help each other and everyone works to help you succeed.

I really can not think of anything that needs improvement. This company has grown at an amazing rate and with that growth, they have covered any shortcomings that may have been present in the past. Everything runs smoothly and I am able to do business with ease.

The low flat fee per transaction fee is wonderful and the only other fee is $500 per year that covers company provided E&O insurance and cutting-edge technology. Each transaction you complete earns you stock in the company. You can also earn stock for each agent you refer that joins the Fathom family.

I love that FATHOM lets me be independent but, not on my own. IA is fabulous and super user friendly. Dixie Lyon has been so instrumental in helping me with my business. She is always available to answer calls and her advice is so valuable to me.

I can only think of one tiny thing and that’s sometimes CDA’s do not get sent to title. It might be a glitch in IA…not sure.

I like the great training and support from my broker and the favorable commission structure. I like to get paid at closing. I like the freedom to serve my clients without pressure. I like the many great tools for training and support that are available. It is a great brokerage to learn the business and grow to serve clients for the long term.

IA transaction platform needs some work with bugs and such. Also the brokerage should have a path for retirement or residual income opportunities for senior agent. It is a great brokerage with good leadership that is constantly looking for ways to enhance the agent experience.

Fathom backs up their philosophy of servant leadership with their communication, training, stock incentives, administrative and accounting troubleshooting team, and hiring great executive leadership to handle the fast-paced growth. The tight-knit family culture among Agents, Directors, and the Executive team is genuine here. Everything is done to help the agents be successful and to keep the company diversified in areas that will be self-sustaining for the long-term future.

As we’ve grown, we need to find better forums that are productive for sharing ideas and solving problems rather than Facebook groups. There are some pretty tricky situations with legal ramifications discussed and often senior agents and Directors are monitoring discussions and redirecting agents to discuss with their District Directors. I know we are adding more District Directors and as we’ve grown, it seems we may need to add a few more support staff to Agent Services and Accounting as well, mainly due to delays in responses.

This is my 4th brokerage to work under in 7 years and it has been the best move I’ve made in this career. I feel like I can run my own business, but get support when needed. The financial part of the stock incentives and generous commission splits, plus health insurance availability is a reason to make this a long-term stay in my career.

I like the flat fee platform that allows you to take home more of your earnings. I also like that we can get support anytime and a vast amount of online resources to help you grow your business.

The area that I have the most terrible experience with is the accounting department. I don't think I have had one CDA that had been accurate.

This company is growing and as such there will be growing pains, however, The leadership is committed to making this a great place for all.

I love the autonomy I have and the support I get when I need it. The culture of the company is consistent with my values.

I'd like to have a resouce to handle setting up KVCore features for me and customizing my website. I would expect to pay for that service. I don't take advantage of a lot of Fathom offers in technology because of the investment of time it would take from me. This is the first Brokerage I've associated with that is genuinely focused on making agents successful. Many brokers give that lip service. Fathom actually delivers.

First, Fathom has Company Integrity. Secondly, it’s an agent centric brokerage, with the excellence in support in building a business. They do not have their hands in your pocket. In fact, They provide business tools for little to no cost to the agent. This provides the agent more dollars to market and run their business.

As difficult as it can be to stay on top of a moving target, I would like more training in current markets as to how to operating on the cutting of the edge and win clients and contracts.

Real Estate is a business, and if agents are concerned and concerned concentrating only on closing deals then it will always be the next deal instead of a reliable income over time. With other brokerages, I found that I had to feed them first and if you were not a hit producing agent then you got lost and left behind. The brokerage still wanted their huge base though. The tools were never great. Fathom has bridged all those gaps at a nominal fee if any.

agent services seems a bit overwhelmed at times - I get the feeling fathom has outgrown some of the support systems. I am an independent contractor and fathom gives me the opportunity to be truly independent

I love the people and the support. I just love all the positivity. They keep their eyes open to change and future growth. The directors are quick to respond and supportive. Great advisors for sure. I love the stock option more incentives to have another stream. And finally being a mentor, my prior career I was a trainer...which I love and watch the lights click for newbies...

I know there are lots of ways to learn. I would love to have in person training in KV Core, IA, etc... I get all of it, but even if we make it a time to gather and break into small groups, would be awesome. Watching a zoom is ok, but not ideal. I understand with Covid...but would love to see that developed. I felt that I had outgrown my previous broker, I learned a lot and they were great for when I started, but I feel like at Fathom I can continue to grow and expand which is great.

Agents get 100% of the commission and instead pay Fathom Realty a $450 transaction fee on the first twelve sales. After an agent hits the CAP they only pay a $99 transaction fee. There are no monthly fees – which makes Fathom a great choice for those thinking about real estate as a part-time career.

Fathom Realty also does not require any desk or franchise fees. Spouses working here get the benefit of being treated as one, which means they incur the fees of only one person and not for each individual, the same goes for meeting their CAP. Training with Fathom Realty

Agents can receive training at the national level through webinars and virtual meetings with topics ranging from social media to real estate business. There are also over 150 training videos for agents to see on-demand whenever it works for their schedule. In addition to the online options, agents can utilize the local real estate training options taught by industry leaders in person. Topics can include marketing, social media, business management, contracts, and more. 

If an agent is looking for more hands-on training they can choose to use the F.A.S.T. Mentor Program where they work with a mentor one-on-one in the field to help build their business in their first year. If they are a more experienced agent, but still looking to take their business to the next level Fathom Realty offers agent coaching. The agent will receive one-on-one coaching to help build their business and referrals while maximizing their marketing efforts.  

FAQs

The team leader has a transaction fee of $450 on the first 12 sales. Once the leader has hit the CAP they have a transaction fee of $99 that is only charged if no team member is on the deal. They have no monthly fee, and an $85 per lease fee that is only charged is no team member is on the deal. There is a $500 annual fee charged on the first transaction of the year. 

Members of the team have the same structure with a few variations. They only pay the $450 transaction fee on the first 2 sales, and always have the $99 transaction fee after the CAP. They also always incur the $85 per lease. Both the team leader and members also have a 10% commercial transaction fee taken before the team split. 

Leases, commercial, and referrals do not count towards members or leaders cap.

In addition to the $450 for the first 12 transactions, and $99 once they hit their CAP, all agents pay a $500 annual fee charged on their first transaction of the year. They pay $85 for each closed lease, which does not count towards their CAP. There is a $95 fee on all incoming referrals that are from a non-fathom agent. The referral fees do not count towards the agents CAP, but they pay no fees on referrals to other fathom agents.

Becoming an agent at this virtual brokerage is easy – just submit a form on their website and a local leader will get in touch with you.

Fathom really breaks their training down into four categories:

  1. Mentor Fast Program
  2. On-Demand Video Training Library
  3. Virtual Live Training
  4. In-Person Training

When it comes to Fathom, you just have to understand that if you’re new, you go into the Mentor Fast Program. Once you get out of the Mentor Fast Program, you’re going to spend most of your time watching these prerecorded videos.

If you’re an experienced agent, you won’t be in the Mentor Fast Program, so you’re going to spend most of your time looking through the video library to find the subjects that pertain to you and then you’ll watch those videos.

Then when the live trainings happen, you can avail yourself of them. So, that is kind of how Fathom approaches training in a nutshell.
