How to get your Miami real estate license
All eyes are on Miami, as it’s become one of the leading real estate markets in the country. The Miami real estate market offers luxurious properties, high commission, and an interesting Miami lifestyle. Many people are looking to get into the industry because of the record shattering year the market has had. Miami-Dade County’s total home sales surged 142.4% year-over-year, from 4,766 homes sold to 11,553.
The median home prices have also gone up during the pandemic as more people are retiring or working remotely. In recent months, the median listing home price in Miami-Dade County, FL was $449K, trending up 12.5% year-over-year. The median listing home price per square foot was $331.
Despite the money that can be made here, Miami is not seen as a very competitive market. Homes sell after around 52 days on the market, which is significantly higher than most homes in states like California and Texas. Additionally, most homes in Miami receive 3 offers. This is also fewer offers than competitive markets where there are frequent bidding wars.
Still, there is a lot of real estate to gobble up here in Miami, and it’s a very lucrative career in the Sunshine State. If you’re looking to break into the industry, there are a few steps to follow if you want to be successful. Here’s our breakdown of the best schools, brokerages, and associations to join.
Requirements
- Applicants must be at least 18 years old.
- Applicants must be a citizen of the United States and have a social security number.
- A high school diploma or its equivalent is needed to apply for a real estate license.
Steps to getting your real estate license
- Finish the required hours of education: Aspiring real estate agents must complete 63 hours of Florida pre-license coursework before applying for the licensing exam. Students can sign up through any accredited school or course provider, and will be tested after taking the course. They must score a 70% or higher in order to continue on with next steps. Florida is one of the cheaper states to get this education, and most students can find a course that suits their needs for under $100.
- Submit fingerprints: Upon completion of the required education, your fingerprints are to be submitted to the Department of Business and Professional Regulation 5 days before submitting your licensing application. This process typically costs around $50.
- License application: Apply for the licensing exam online or by mail paying the required fee of $83.75.
- Examination: Approved applicants are then required to take the exam and have a passing score of 75 or more. After passing, you will be given your license which will be valid for 18 to 24 months upon initial activation.
- Sponsor: The sponsorship of a broker will be needed to activate your license. Many brokerages are happy to take in new agents, but be sure to ask the important questions to make sure this broker is the right fit. Things to consider:
- What are the commission splits?
- Is there a mentorship program or training for new agents?
- What is the reputation of the brokerage in your area?
- What are the additional required fees?
