  • Contract Laws: Real estate transactions call for contracts like purchase agreements, sales contracts, etc. Contracts must be written according to legal guidelines. They must adhere to Georgia law. 
  • Deed and Title Transfer: Deeds are essential in the transfer of property. They show the owner has the title to the property and the authority to sell it.
  • Foreclosure Procedures: Lenders may foreclose on properties without court involvement if owners aren’t making payments. Lenders must follow a foreclosure process that adheres to Georgia laws. Owners also have rights and options.

  • Predatory Lending: Dishonest lenders may lend money to homebuyers with bad credit or low income, charge excessive fees and interest rates, and use other misleading techniques. This practice is predatory lending, and it is illegal. 
  • Dual Agency: Dual agency occurs when the agent represents the seller and buyer in a real estate transaction. It is permitted in Georgia. However, the transaction must be handled honestly, ethically, and without compromise. 
  • Reasonable Accommodations: Landlords must provide reasonable accommodations for disabled people on their property to give them a fair chance of living in the building. 
  • Unfair Lease Terms: Unfair lease terms include restrictions on a tenant’s right to privacy and excessive security deposits. They are illegal.

  • Valuation (8%): Valuations refer to appraisals, estimating values, and comparative market analysis (CMA) that sets the basis for home values.

1. How many hours of pre-licensing do I need to take?

You must take a 75-hour pre-licensing course before you take the real estate exam. 

2. How do I apply for the exam?

You can apply for the exam at the PSI exam website if you completed your pre-licensing course at an approved Georgia real estate school and pay for the test using a credit card. 

If you are using other coursework to qualify for the exam, such as college courses, broker coursework, or coursework from another jurisdiction, or are using a check or money order to pay for the exam, you must complete the application in the GAREP handbook and mail it to PSI along with the exam fee, and a certificate of your completed coursework. 

3. How do I schedule the exam?

Once the application process is complete, you may schedule an exam online at or call 888-818-5834. You must provide your social security number. Appointments are on a first-come, first-serve basis. Walk-ins are not welcome.   

4. What if I miss my appointment?

If you miss your appointment, you may reschedule it. But you won’t get your money back

If you arrive more than 15 minutes late for the appointment, you will not be admitted and you will not get your money back. 

5. How much does it cost to take the Georgia real estate exam?

As of 2023, the cost to take the Georgia real estate exam is $121.

6. How long is the real estate exam?

The real estate exam consists of 152 questions, including 100 national and 52 state questions. You have 3.5 hours to complete the test. 

7. What is the passing score?

Applicants must score at least 72% to pass the real estate exam. 

8. What do I need to bring with me to the exam?

You must bring two forms of ID, a pencil, and a silent, handheld, basic calculator. The calculator is not mandatory, but it is recommended. Other items like a handbag, study materials, and personal belongings will not be permitted. Plan to leave those items at home or in your car. 

9. What is the exam format?

The exam is comprised of multiple-choice questions with four answer choices. It is administered on a computer. 

10. How many people pass the Georgia real estate exam?

About 60% of people pass the Georgia real estate exam on the first attempt, slightly higher than most other states. 

11. How soon will I get my exam results?

Your exam results will be online within two business days of taking the exam. 

12. I passed the exam. Now what?

After you pass the exam, you must submit fingerprints and pass a background check. If all goes well, you will receive your real estate license. However, the license will be inactive until you start working with a broker. 

You may apply for your license at the testing center right after you pass your test. If you would like to take advantage of this option, you must pay a fee of $170 and submit the following documents:

  • A valid ID and certificate of accuracy statement
  • A completed Sponsoring Broker Statement Form (if you are applying for an active license)
  • A copy of your Georgia Crime Information Report
  • A signed and notarized Lawful Presence Affidavit

You may also choose to apply for your license at another time. However, if you submit your application three months to one year after passing the exam, the fee will increase to $340. 

13. What if I fail the exam?

If you fail the Georgia real estate exam, you may retake it as soon as 24 hours after receiving a failing grade and no more than a year after the purchase date. You must pay the retake fee of $121. If you fail a second time, you must repeat all course instructions before you retake the exam. 

14. What if I need special accommodations?

Wheelchair access is available at all testing centers. Candidates must advise PSI that they need special accommodations when they register. Be prepared to provide medical documentation if necessary. 

15. How can I prepare for the real estate exam?

The real estate exam is a difficult test to take. You can increase your chances of passing by:

  • Creating a Study Group: A study group will motivate you to study. The group format provides an opportunity to learn from each other’s strengths to improve weaknesses. Your peers will make studying more fun. 
  • Eliminate Distractions: Eliminate distractions while studying. Turn off devices. Choose a quiet study area.

Or opt for a school that provides both methods so you can determine which you prefer. 
  • Cost: Cost is a consideration. However, students should not necessarily choose a school that offers the lowest rates. They must pick a school that provides the best value for the money. 
  • Pass Guarantee: Some real estate schools offer pass guarantees. They may refund your money if you don’t pass the test. Or they may allow you to retake their course for free.
