The concierge team is SUPER responsive and great to work with on staying in contact with clients. Whenever I have reached out I have gotten a response in moments and that is very helpful. I also love the ability to control when I get leads. I have worked with other companies where either you are on no matter what or the leads slowly dry up. That didn't allow me to spend any time with my family for fear of not receiving leads in the future.

One thing I would improve is the ability to pause leads for a specific amount of time. For instance I would like to pause just for the hour I am in church on Sunday without having to remember to go back to turn everything back on. Also it would be nice to put the long term clients in a different subset from the "ready now" leads and the leads that no longer respond.

OJO Select Network is the best lead generating tool. I have tried several others parallel to my use of OJO and the business I close with OJO is beyond comparison. I have literally built my business on the OJO Select Network. I have many customers who have used me for transactions beyond our first one. Also customers are satisfied with the experience and recommend me to others. Their agent concierge service is very very helpful in answering questions as well as calling unresponsive customers to give them a push and/or find out their buying status.

Nothing really. Call me more often when the market is in a lull.

The ease of getting a text and choosing if that is a lead you want to take or not, is awesome! As well, knowing that I will not be penalized because I choose not to take a lead, puts my mind at ease. I take accept I want and quickly get a chance to speak to the person on the line if I am chosen. The snooze feature is perfect. Again, I am not penalized if I decide to snooze for hours or days. Once my snooze is over, I get right back in the game!

I would like to see less renters. So, maybe a bit more probing by asking if the person is looking to purchase or rent. I have received several leads and they wanted to rent. Overall, I am so glad I found OJO and ready to close some more deals!

Maybe the phone screener can actually ask the caller if they are looking to rent or buy. I have received several leads that are renters. I will still nurture them in case they buy in the future. I have had that happen a lot in the past with other clients. Also, there have been times that the phone screener is speaking so fast that I cannot get the person's name in order to address them. Since I do not get the text or email immediately, I have to ask for the person's name. That would help so that the lead does not get frustrated when I ask for their name again.

This is a very good lead source and set up to make the process easy. We get to speak to people that want to speak to us, for the most part. So, let's get out here and help the masses!

Ojo has made my life so much better. No more door knocking, mailings or cold calling. The referral process is simple, organized and easy to follow. I would like to be able to email my client through my Ojo account/dashboard. Right now, I can only send an email if I had an outlook account. I do not have an outlook email, but instead a google email. I have to copy and paste my client's email into my google email and send an email that way. It would be nice to keep everything all in one place. Stay focused and always keep your phone near you. Be available and quick when accepting a lead.

I like the fact that there are no monthly fees, and the support from their staff is extraordinary. I like the constant updates from the staff.

When I receive new lead links some times it takes a while for them to come up so that I can accept the lead.

This is a great way to get referral leads. I recommend OJO referral network to all agents out there.

I like the way it keeps track of every lead sent. Informations, follow up and such. Great way to keep you up to date with them.

It has potential but still getting tons of unrealistic leads looking for 200k and under. Hard to keep trying to be the first one to open the text when getting so many poor leads, and when a good one pops up it’s gone. Sometimes I think the good leads go somewhere else. Leads need to get better and more realistic.

Amazing agent support and an excellent revenue stream for realtors. OJO is an honest company that provides a valuable service. I am very happy to have them as a partner. They treat my clients and I with respect and professionalism.

It is a very nice platform to work with. I would like to be able to update/change the client's details, such as, property type, beds & baths, financing status, lender info, so on. Also, It would be nice to be able to type a note under the client's name on the dashboard. That way we can keep up with the last contact date and special details I do not want to forget.

I have enjoyed working this partnership with OJO--to date, I have received excellent leads and have already closed one deal and working on 2 others. Most of the leads are genuine and result in a relationship with the client to sale now or in the future. The communication between OJO Labs and our client as well as myself has been outstanding. The follow up calls to both client and agent are excellent. WAY better than any other lead gen I have used in the past. Keep up the good work.

There are at times leads that state they are searching for one price range but when you get them on the phone it ends up being WAY less. It's not often, but it does happen. I will get a call from an OJO agent, and they connect me via text or email with the client and sometimes it ends up being a dead lead. I understand this happens once in a while, but the good leads outweigh the lost leads by far!

Everyone is doing an excellent job. I love the communication that is happening on a regular basis to ensure our clients are being taken care of. From calling the clients to confirm we have made the connection all the way to the end of the sale. Thanks again OJO Labs.

I appreciate OJO providing leads that keep new client flowing into my pipeline. Even in this shifting market, I’ve kept my business going and growing because of the quality leads from OJO. I also like the follow up that OJO has in place to support me.

I try to fill in when someone is buying and it won’t let me save it, so I just wait until it closes. 35% is pretty hefty it started out mainly 25%.

Give it a try. You can always decline a lead if you are on vacation or not in your price range.

OJO Labs has helped me boost my sales. Many of my leads are for "in the future", or "when the market slows down" kind of leads, but quite a few are serious buyers who need help. I've had successful closings from both in and out-of-state buyers due to the leads that OJO has provided. The OJO Concierge service is very helpful when I have a client not responding. I would love to see an increased response time when I have questions/need help. Sometimes two days pass before the agent texting me responds.

It's a great way to reach clients you never would be able to meet otherwise.

Some things to improve upon:
Avoid sending referrals out of service areas
the referral fee is above the average from other agencies in the business
referral fee should have a scale or a flat fee for vacant land
there should be more options when releasing a lead


This referral system works if the realtor is quick and convert the leads expertly.

First and foremost, the team of colleagues you deal with on an as needed basis is great. Every one of them always makes you feel needed, and like you the most important person they dealt with all day.
Second , the warm handoffs are normally, well defined . Gathered information is correct , and they make the transition from OJO to agent very simple.

I wish they would more clearly follow price point criteria so that I don't get as many under 60k leads. I believe the metrics around performance could be strengthened. Tiered referral fee, much more than the current break points. Newer agents that are on a lower split with their broker, after paying ojo, broker and administrative fees net very little on less than 100k deals . I think a < 50k 51-125, 126 -200, <200

When you truly analyze cost per sale or cost of goods sold, OJO beats all other sources with the exception of self generated leads. I have paid for area, zip code referrals from multiple sources , I have done mailings, and advertising. Through it all OJO is my fail safe to pickup my pipeline as needed.

The leads from the OJO Network have been better than any other lead source I have used. The app is very user friendly and easy to keep track of clients. I would suggest a 1 hr, 2 hr, 3 hr or 6 hr incriminate time for do not disturb. 1 day is usually to long and I sometimes forget to restart my leads. Be available as soon as possible, to show homes to buyers or meet with clients for a listing.

OJO has stream lined the process for agents. OJO is easy to work with and the clients really seem to find the process to be smooth and easy for them. I would like to see 1st time referrals sent to me.

Live transfers are fantastic way to get new clients. love the leads that are over 400k pre-qualified.

After closing I get calls from my clients that the Ojo aagrnts are calling back multiple times and the clients get annoyed and block your numbers.
OJO needs to know the areas better for prices: Camas WA does not have properties under 400k and they sent tons of leads for manufactured homes. I declined and they keep sending it. Also if there is a good lead in the 450/500k I am always second in the queue

OJO has provided me with good-quality warm leads over any other lead generation platform I have worked experienced. I have been very pleased with the outcome of working with both Buyers and Sellers. I would highly recommend using them!

I love that OJO is able to provide a nice addition to my real estate business. They are able to provide clients who are very late in the home buying or selling process and they are typically ready to have their real estate goals accomplished within the next 30 to 90 days. I like the team that is at OJO, the way that they handle the transfers and even help out if a client starts to not be as responsive! They've been a great source to add and would highly recommend to any agent or team owner if they are looking to bring in consistent high quality leads!

They are always improving however at the time of this review I wish there was an easier way to update the contact information. The OJO support team is timely on updating the data but it is an extra step that you have to take for such a simple task.

If you are a new agent and are looking to ramp your production up quickly, this is for you. If you are a team lead and are looking to feed your agents high quality consistent lead, this is for you too!

I love the app and all the reminders to update my leads and the live transfers. The support is excellent, and I love that OJO will follow up for you with leads that are non-responsive.

Something to improve upon: receiving leads at a low price point, with no inventory in that price point.

Overall, OJO is an excellent lead platform with excellent customer service. I would highly recommend it to other agents.

OJO is a prolific producer of leads. Some days are as many as 4 or 5 lead notices. Easy tools for updates. Helpful reminders for deadlines, before you're late.

One thing to consider - don't send out lead notices to so many agents that don't even have success with immediate response. When I'm holding the phone in my hand and immediately load the lead and it's gone, it's an unhelpful interruption. That said, many of the customer leads are quite receptive to being helped.

Great quality leads with an amazing concierge team that helps when lead is not responsive! The system is very easy to use! It would help if the original update transferred to the notes tab.

I like the simple interface, the ability to snooze, and the additional business that it brings. I also like the basic CRM interface, nothing too clunky. I feel that compared to other lead sourcing programs, your leads are in general higher quality than say, Zillow or Realtor.com. I also like the ability to pay at closing. While a little more expensive than your average lead service, I prefer the "pay when you get paid" model.

They could improve the qualification process. When I first joined, I felt the leads were better screened. Lately, I've been getting leads looking to rent, or college kids that filled out the online form, but cannot purchase a home. I'm fine incubating the leads, but the general purpose of OJO for me is to find clients that are interested in purchasing now. I would also LOVE to be able to filter the price point. I get a fair amount of small leads, that are way too low a price point to take time away from my usual business.

The program is 100% what you make of it. Learn to manage the snooze settings and be sure to answer each text message regardless.
