I like that Opendoor gives me the freedom to work when I like. I can set my schedule days in advance. Getting a check every two weeks is wonderful.

One thing I think they can improve on is scheduling. I know it is tough but scheduling showings around the same time and around the same area would be nice and more productive for all.

I didn’t really know what to expect out of working with Opendoor but for me it’s working out great.

I like how everything seems to work at Opendoor. I do my job the same way 10 out of 10 times and as long as I do that I never have any issues.

The only issue I ever have is when I have been showing a client a homes and then it doubles and someone else gets it. I think it should be given to the agent that has been helping them as long as they are available.

I like that Opendoor has flexibility and no micromanaging. The ability to work when I want. Good support when I can get it.

They could improve on their agent support in the field. I wish there were more showings to make more money.

The like the flexibility of the schedule at Opendoor. Meeting people, realtors, buyers, inspectors, sellers (sometimes). Helping people find their next new home. The culture of the company, they don’t pressure me and have understand life circumstances.

However, there’s properties that are not too flexible with showings. If there could be a way where the buyer knows showing times before requesting the tour, that’d save time for buyer and TA, in my opinion. For instance, I’d get a tour request that it’s not allowing tours at the time the buyer wants to tour it.

Opendoor has great tools to be quick, safe, and efficient. Waze app, Ntreis App, ShowTime App, eKey app..etc.

I like the flexibility that I have at Opendoor to work whenever I'm free. No set schedule. Please keep this feature. It's a great aspect of Opendoor.

I wish we had a portal that we can see all the tours that are coming in.

I really love the support we get from the help desk at Opendoor. Everyone is always really happy to help when you need it. The flexibility offered is remarkable. I can work as much as I want to work, or not. We do not get micro-managed. I also love the fact that we all really work to make buying or selling your first home or next home as smooth as possible. We give our clients unbeatable support with our cash offer program, our 90 day buy back and many other strategies to make sure our clients have the best advantage. In this market, these strategies are what allow our clients to win!

The only thing I would change is our ability to write offers for family and friends. Now, we can refer them to another agent for a commission, which is good. Although my friends and family don’t want someone else to help them, they want me. I also want to know how many 5 star reviews do I need to get to make my score go up? Is that even possible? Those are the only things I can think of.

Opendoor is the best broker I have ever worked for. I get consistent pay, never stress to pay my bills . The support I receive is unbelievable. When others contact me to recruit me I am never inclined to even consider it. I know I can’t get what I have here anywhere else!! The programs we have for our clients to give them the best advantage to buy or sell their home are unheard of. I love Opendoor!!!

How Opendoor Works

For home sellers, Opendoor is fast and user-friendly and has two options – list with Opendoor, or sell to Opendoor. When listing with Opendoor, the seller gets a $10k interest-free advance forpexels-kindel-media-7579042 renovations, and only pays 5% in fees. All the seller has to do is list the home in the app to get a preliminary offer, do a video walkthrough of the home, and pick a closing date. Home sellers selling directly to Opendoor can get the cash right away to buy their new home, and choose their close date to help avoid a double mortgage and a double move. 

Homebuyers using Opendoor can find and tour homes through the app. They can make an offer in the app backed by Opendoors cash. Once the right home is found, buyers can move into their new home in as little as 14 days. If the buyer’s financing falls through, Opendoor will buy the home and cover the costs for up to 120 days. They will also buy back your new home within 90 days of purchase if you are not happy with your decision. 

How do agents work with Opendoor?

Opendoor has worked with many agents since day one. Buyer agents can use the Opendoor app to search homes for their clients and can visit homes no appointment needed any day of the week from 6 am – 9 pm. Agents can submit their clients offer through the Opendoor agent portal. 

Listing Agents can request an offer for their clients with Opendoor through the website. Agents will get a more competitive offer if they request an offer before listing the home on the MLS, and can get a 1% commission fee for representing a seller to Opendoor. 

Agents can start working for Opendoor and are considered independent agents in charge of growing their own business while having access to Opendoor Brokerage’s products and referrals. They can also become Tour Assistants that get paid by the hour to handle tours of the Opendoor homes. 

FAQs

Opendoor uses a fee-based model. They take a service charge from the sale proceeds if a home sold to them. 

 

Opendoor will cover costs like mortgage, HOA fees, and utilities for up to 120 days while the homeowners current home is being sold. After 120 days a .02% daily fee of the home’s purchase price will be incurred.

Opendoor buys homes single family homes, duplexes (depending on the market), townhomes, and condos (depending on the market). They do NOT buy pre-fabricated homes or mobile homes. They typically the home valuation in between $100k and $600k. Some markets can go as high as $1.4M. Opendoor has a max lot size for a home of 2 acres typically, but in some markets, it is only 1-1.5 acres. Homes typically need to be built after 1930 and need to be within one of areas Opendoor services . The seller must have clear ownership of the home. Opendoor also has certain conditions in which they won’t purchase a home such as foundation issues, has unpermitted additions or dated materials, has a septic system, well or active organic growth, or if the home is being foreclosed on.
