The real estate licensing exam in Georgia is somewhat challenging, with only about 60% of students passing it. Even the best real estate agents in Georgia have struggled with passing the exam on their first try as it requires dedication, time, and purposeful studying. However, it’s not impossible to pass the test on your first try. Many students have done it, so if you prepare well, passing the licensing exam should be a breeze.
The licensing test itself has a set of 152 multiple-choice questions, divided into two portions:
- The National Real Estate portion with 100 questions divided into 11 major topics relevant to the real estate industry: Property ownership, Land use controls and regulations, Valuation and Market analysis, Financing, General Principles of Agency, Property Disclosures, Contracts, Leasing and property management, Transfer of Title, Practice of real estate, and Real estate calculations.
- The Georgia Salesperson Supplement portion, also known as the State portion, has 52 questions related to the specific real estate regulations in Georgia. Question topics span three major areas: State laws and rules, Real estate practice in Georgia, and Finance and Closing.
All questions on the exam are specifically designed to test your understanding and knowledge in two areas: general knowledge about real estate and the ability to apply fundamental principles of real estate laws to solve new or existing problems.
Once you’ve passed the real estate exam, you’ll receive a Certification of Accuracy Statement, which is needed to apply for a real estate license.
When you apply for a license, they will give you the option to choose between an active and an inactive license. If you apply for an inactive license, the center will notify you when they’ve prepared your license so you can pick it up, while applying for an active license will require you to submit the additional supporting documents the center will need.
You have up to 1 year after passing the exam to apply for and pick up your real estate license. If this period expires without you picking up your license, you will have to retake the exam once again.
If you don’t get a passing score, your score report will indicate your results along with the number of correct answers in each content area, along with the reapplication instructions. If you want to retake this examination, you will need to schedule another appointment through PSI’s Candidate Services.
If you fail the real estate license exam in Georgia 3 times in 1 year, you need to take additional education. For every failed portion, you need to take an extra 30 hours of education and email GREC the completion certificates. After GREC processes and verify these certificates, they will schedule another exam for you.
There are several costs and fees you will come across when getting your Georgia real estate salesperson license. The licensing examination fee itself is $115.00, and the license fee is $170.00 if you apply at the testing center upon passing the exam. Payment can be made by credit card, cashier’s check, or money order made payable to the Georgia Real Estate Commission (GREC).
There are also some other variable costs, which include tuition and fees for completing your pre-licensing education, costs to obtain your background check, and other miscellaneous costs that may arise when completing the needed requirements.
Here’s a breakdown of what you can expect to pay to become a Georgia real estate Agent:

How much time it will take you to acquire a real estate license in Georgia depends on yourself only. The sooner you pass the Pre-Licensing coursework, do the background check, and pass the licensing examination, the faster the process will end. Usually, the pre-licensing course takes around 2 to 6 weeks to complete, while scheduling and passing the exam can take anywhere from 1 to 3 weeks. So, all in all, the entire process from starting the course to obtaining your license can take from 3 weeks to 9 weeks to complete.
